1896 &#8211; 97 vom Architekten Karl Emil Scherz f\u00fcr den Kaufmann Adolf Rothermund errichtet. Sie gilt als bedeutsames Beispiel f\u00fcr gro\u00dfb\u00fcrgerliche Baukultur der Gr\u00fcnderzeit.Das Geb\u00e4ude wird seit 1946 von der Stadt Dresden als Musikschule f\u00fcr Hochbegabte genutzt. Das vielf\u00e4ltige Raumangebot der Villa mit Repr\u00e4sentations-, Privat-, Personal- und Hauswirtschaftsr\u00e4umen war \/ bleibt  auch k\u00fcnftig daf\u00fcr gut geeignet: im EG gr\u00f6\u00dfere \u00dcbungsr\u00e4ume und  das veranstaltungstaugliche Konservatorium, im 1.OG Unterrichtsr\u00e4ume und Verwaltung, im DG einige Internatszimmer.<\/p>\n\n\n\n<p>Die Instandsetzung und Sanierung der original erhaltenen, aber zumeist durch mangelnden Bauunterhalt gesch\u00e4digten Substanz mu\u00dfte wegen knapper Mittel \u00fcber einen langen Zeitraum gestreckt werden.
